Home Information Packs (HIPS)

What is a Home Information Pack?
A HIP is a pack that contains a series of documents providing information on the property to any potential buyer. The seller of the property must provide a HIP and make it available to any potential buyer. The idea behind the introduction of HIPS is to make the Home Buying process much easier putting important information in one easily accessible place.
When is a Home Information Pack needed?
A HIP is now legally required to be in place before a property can be put on the Open Market. A failure to provide one could result in a fine.
What does a Home Information Pack contain?
A HIP contains the following, which must be no more than three months old when the property is first put on the market.
- Index
- Energy Performance Certificate
- Sale Statement
- Personal Local Authority Search
- Drainage and Water Search
- Land Registry Title Plan
- Land Registry Title Register
How long does a Home Information Pack last?
A HIP lasts indefinitely until the property is taken off the market. If a property is on the market for 6 months or longer then a Local Authority Search may need to be replaced with an up to date version.
How much are Home Information Packs?
Home Information Packs start from £249.00 plus VAT.
